New Malden gets five services from us and nothing beyond them: tenancy cleans, carpet cleaning, oven cleaning, regular housework and one-off deep cleans. Each has a published price that we agree on the phone before anyone sets off, and a weekend booking costs what a weekday one does.

All five on one table

Service From What the price depends on
End of tenancy clean £156 Number of bedrooms, up to £425 for four; oven extra at £31
Carpet cleaning £36 a room Rooms and flights of stairs (£41 each), £67 minimum on one-off jobs
Oven cleaning £77 The appliance: double £110, 90cm range or two-oven AGA £143
Regular cleaning £23 an hour Hours per cleaner, £24 fortnightly, three hour minimum
One-off deep clean £186 Team hours at £26 per cleaner, two cleaners for three hours minimum, plus £30 kit

Tenancy cleans are set by bedrooms

A studio is £156. A one bed is £207 and a two bed £243, then £339 for three bedrooms and £425 for four. How long we take doesn’t come into it, and that is deliberate, because the standard is the check-in inventory, examined by someone holding a camera. We empty and wipe every unit, take the bathrooms back to bare tap bases, then work through skirtings and door tops before finishing on the floors. The oven goes on top for £31. Should the check-out report fault our work, a call inside two days brings us back to put it right at no cost.

Carpets go by room and by flight

Bedrooms cost £36 apiece and living rooms £43. A knocked-through lounge is £61 and stairs are charged by the flight at £41. Small rugs, up to 3 square metres, are £35; bigger ones £51. Our machine forces heated solution into the pile and draws it back out again, so a room can take footsteps after roughly two hours. We don’t offer bonnet or powder cleaning. Both leave grit at the base of the pile, which is where the wear happens.

Ovens are one price per appliance

£77 buys a single oven clean and £110 a double. A 90cm range and a two-oven AGA are both £143. Racks, trays and the fan cover go to soak while we scrub the cavity, the seals and the door glass, between the panes too where the door comes apart. A hob adds £23, or £28 if it is gas, and an extractor £28. You can cook that night. An AGA has to be switched off the evening before so it’s cold by morning.

Weekly and fortnightly housework by the hour

Each cleaner costs £23 an hour weekly or £24 fortnightly, which puts three hours at £69 and four at £92. There is no contract and no joining fee. We keep the same person on your home whenever the rota lets us, and it matters, since by the tenth visit they know the kitchen and move through it far quicker than on the second. Any ironing, at £12 an hour, goes on top of your cleaning time.

Deep cleans are a team booking

This one is £26 an hour for each cleaner, with £30 added for equipment and detergents. The minimum is two cleaners for three hours, or £186. Three cleaners for three hours comes to £264, and two for four hours to £238. People book it after building work, before a sale, or ahead of a houseful of relatives.

Choosing between them

Two questions come up more than any other. Tenancy clean or deep clean? Handing keys to a letting agent points to the tenancy clean, since it is worked against the inventory. Either way, the oven is booked on top. Weekly visit or deep clean? A regular cleaner keeps an ordinary week in order, yet three hours of one person won’t turn round a house that has been left for a year. That needs a team.

How the town changes the work

Water comes first. It is drawn from a chalk aquifer and it’s hard, so scale turns up in all five services: acid gel with proper contact time on screens, kettles and tap bases on regular visits, softened rinse water in the carpet machine so wool dries without a grey cast, and patience with the glass before any check-out.

Then the High Street, home to Europe’s largest Korean community. Cooking there runs hot and uses plenty of oil, so sesame and soy build up on hoods and cupboard doors more than in a typical suburb, and a first oven and hood clean takes longer as a result. We don’t charge more for it. Some High Street restaurants and bakeries use us for degreasing, which is quoted separately.

The A3 matters too. Malden Way crosses the district raised up, with few crossing points, so we plan each day as a northern half and a southern half. Parking is the last factor, since Kingston’s controlled zone covers the station and the High Street, and any bay we pay for is passed on at cost. None of this alters a price. It does decide which morning we can give you.

Where the list applies

These prices cover all six neighbouring areas across KT2, KT3, KT4, KT5 and SW20, and crossing a postcode adds nothing. Our areas page describes each one, and the price list includes the £67 one-off minimum. Call 020 8077 6366 and describe the job, or check our contact page for what we need to give you a figure during the call.

Questions we get asked

Which service should I book when moving out?

The end of tenancy clean. It is priced on the size of the property (£156 at the smallest, £425 for a four bed), and is worked against the check-in inventory. Add the oven if it needs it, for £31. A deep clean suits a home you are staying in.

Can I book two services together?

Yes, and it often works out cheaper. While the oven racks are soaking we can be extracting a carpet upstairs, so pairing a £77 oven with a £36 bedroom adds very little time, and you only have to clear the £67 minimum once.

Is a top floor flat more expensive?

No. A two bed tenancy clean is £243 on the ground floor or at the top of a High Street block. Stairs cost us time, not you money, so we allow for them in the diary. Tell us the floor when you book.

How soon can you come?

Most bookings are done inside three days, and a morning call often gets you a slot that week. The last Friday of a month is tight for tenancy cleans, and late August tightest of all, as corporate lets and student houses change over together.
