An end of tenancy clean in New Malden starts at £156 for a studio. A one bedroom flat is £207, two bedrooms come to £243, three to £339 and four to £425. Because we price on bedrooms, the number you are quoted is the number you pay. Bathroom limescale is dealt with inside that figure. The oven is an add-on at £31.
| Property | Price |
|---|---|
| Studio | £156 |
| 1 bedroom | £207 |
| 2 bedrooms | £243 |
| 3 bedrooms | £339 |
| 4 bedrooms | £425 |
Materials are in those numbers, nobody charges you for turning up, and a weekend date costs the same as a weekday. Beyond four bedrooms we stop using the list and ask for photos, since a six bedroom house near Coombe really isn’t a four bed with a couple of extras.
Why the price follows the bedrooms
At the end of a tenancy the property is compared with the inventory drawn up when you moved in. Whoever does the check-out walks round with a camera, looking inside units, along door tops and around the taps. The work is judged against a document, so how long it took us is of no interest to anyone. Charging by the hour would simply move the risk onto you. A bedroom count is a fair guide to how much there is to clean, and it lets us commit to a number before we arrive.
For a sense of scale, two of us need about four hours for a studio in one of the new blocks on the High Street, while a three bed semi on Cavendish Road with a kitchen extension takes most of a day.
Room by room, in the order we work
- Kitchen first, with every unit cleared of crumbs and wiped inside and out, wall-cupboard tops included
- Hob top wiped down, extractor hood and its filters
- Fridge and freezer, as long as they were switched off to defrost beforehand
- Bathrooms properly descaled, screens and the base of each tap too
- Skirting boards, door frames and tops, light switches and any internal glass
- Floors at the very end, working back towards the front door
Scale on the glass gets looked at early
New Malden’s supply comes out of chalk and it is hard. Shower screens mist over, kettles fur up, and a ring of white forms where a tap meets the basin. Check-out clerks in KT3 know all this, and the screen is often the first photograph they take. Screen, taps, shower head and toilet all get descaled as standard. Very old build-up gets an acid gel and proper time to work.
Corporate lets and student houses keep their own calendar
Around the High Street a good many rented homes go to members of the Korean community, often on company arrangements or plain twelve-month terms. Handover dates are fixed well ahead and they bunch together. The tenant has frequently flown home already, so we meet a relocation agent or collect a key and work to a phone number. West towards Norbiton, Kingston University students fill shared houses, and those tenancies end in June and July almost without fail. Raynes Park, across in SW20, has more sharers again and a quicker turnover.
Carpets and the oven on the same visit
Carpets, mostly. Agents here usually want them machine-cleaned, and carpets are charged per room; alongside the tenancy clean that is £29 a bedroom, £36 a living room and £35 per flight, less than when they are booked on their own. Then the oven, which sits outside the bedroom price. Our oven clean adds £31 when it comes with the tenancy clean, so a two bed flat with the oven done comes to £274. Tell us at booking if you want it done. An emptied flat gets the best result, since every cupboard can be done inside and out.
Tenancy clean or deep clean
| End of tenancy clean | One-off deep clean | |
|---|---|---|
| Judged against | The check-in inventory | Your own list |
| Priced by | Bedrooms, £156 to £425 | Team hours, from £186 |
| Oven | Add-on, £31 | Add-on, from £77 |
| Usually booked by | Tenants and landlords returning keys | Owners and people staying on |
When the keys go back to a letting agent, the tenancy clean is the one to book, because it is worked to the inventory. If you own the place or are staying, and it has drifted over a few years, a one-off deep clean from £186 tends to be the right call. We would sooner tell you that than take the wrong booking.
Timing the handover
Book us for after the removal van has gone, ideally the day before handover. A spare day on the tenancy is worth using. The interwar roads and the Motspur Park side of KT3 mostly have driveways, and where a bay near the station has to be paid for, it goes on at cost.
Re-cleans
We stand behind our own work: if something we cleaned gets marked down, call within 48 hours and we will return and redo it free. Walls get spot-cleaned wherever a mark will shift, and stubborn silicone, worktop and carpet marks all get a proper try.

Questions we get asked
What does a two bedroom tenancy clean cost in New Malden?
£243, bathroom descaling included. The oven is extra (£31, making £274), and so is carpet cleaning, at the lower tenancy rate of £29 per bedroom, £36 for a living room and £35 for each flight. The figure is agreed at booking and only changes if the job does.
Is the oven part of it?
No, it is priced on top at £31. The racks are left soaking while the rest of the flat is cleaned, so adding it costs you money but very little extra time.
How long does it take?
In an empty two bed flat, two cleaners take five to six hours. A studio is about four. Furniture still in place adds roughly an hour, because everything gets moved twice.
Do I have to be there?
No. Most tenancy cleans happen with a key we collect from the agent, or one left in a key safe. We call you when we finish and can send photos if you want them.
How early should I book a month-end date?
Three or four weeks ahead for the last Friday of a month, and six weeks for late August, when corporate lets and student houses change over together. Midweek dates stay open much longer.
