Raynes Park is SW20, and the London postcode tells you more than you might think. The council here is Merton instead of Kingston, and the main line through New Malden runs on past the station towards Wimbledon and Waterloo. For us it’s the eastern end of the round, beyond the Beverley Brook, and a two bedroom tenancy clean costs the same £243 as it does a mile west.
Tenancies turn over faster on this side
Being a few minutes down the line from Wimbledon changes the housing mix. There are more sharers and shorter tenancies than in the KT3 streets, usually with an agent involved at both ends, so the tenancy clean is what we are called for most. A one bed flat costs £207 and a two bed £243, with bathroom descaling and inside windows in that figure. The oven is extra, at £31. If the dates allow, book it for the day before check-out and not the morning of it.

Agents who want carpets extracted
A good share of agents here now put hot water extraction in writing for check-out, and a quick hoover won’t meet that. We charge £36 a bedroom, £43 for a living room and £41 for a flight, or £29, £36 and £35 on the same booking as the tenancy clean, using a machine that injects hot solution and draws it straight back out. The water across the whole area comes from chalk, so our rinse is softened, which stops pale wool drying with a grey cast. If your agent has named the method, we’ll write it on the receipt.
Merton streets and flats over the shops
Raynes Park runs on Merton’s rules rather than Kingston’s, so tell us your street and we’ll check which apply before the day. Flats above the shops on the station approach need a little extra time, as a separate street door and a flight of stairs mean the machines are carried up by hand. We build that into the quote.
Weekly houses behind the station
For regular cleaning each cleaner costs £23 an hour on a weekly rota, or £24 on alternate weeks. Visits last three hours at least, and you keep the same person. Three hours a week is the usual booking in these houses. Plenty of households hand us a key, or give us a key safe code, and carry on with their day. For flats with a door entry system we need a fob as well as the key.
Round the corner
The Beverley Brook marks the eastern edge of New Malden, and once over it the postcode, the council and the parking rules all change together. South-west, back in KT3, is Motspur Park. Are prices different because Raynes Park is in Merton?
No. One price list covers KT3, KT4, KT5 and SW20. The only thing that changes at the boundary is whose parking rules we follow, and sorting that out is our job.
What is a two bed tenancy clean in SW20?
£243 by the bedroom count, bathroom descaling included. The oven is an extra £31, and carpets go on top at £29 per bedroom and £35 per staircase, and many agents here now insist on it.
Can you clean a flat over a shop by the station?
Yes. Mention it when you book: with a separate street door and stairs, the machines get carried up, and we’d rather include that time in the quote than run short.
How long does a two bed tenancy clean take?
Five to six hours for two cleaners in an empty flat. Add an hour if furniture is still in, and another if you want the carpets extracted on the day as well.
Will you deal with the letting agent?
Often, yes. We can collect and return keys, use a key safe code and send photos at the end. Should the check-out report fault anything we cleaned, get in touch inside two days and we’ll return to fix it.
